How do you handle guest parties? We have house rules clearly stating no parties. The current guest had about 30 people last night. And doing the same tonight.

We want our guest to have a great stay but they must respect the house rules. Smoking indoors and having more than 6 people are both written rules.  If people make reasonable requests we are flexible.

What actions should be taken? Last night they had so many cars that our large parking area and driveway were blocked. Tonight I think maybe only 6 cars, but I can smell smoke coming from the apartment.

The current booking is for 4 people.

To be fair, they are not being rowdy or acting any different than any normal party of a group this size. But we have a very high standard for cleaning between guests and tomorrow only have 4 hours between the 11 am check out and the 3 pm arrival. If these people trash the place the problem could effect our next guests which is completely unacceptable.

Thanks,

Gary

@Gary545 Report it to Airbnb as a party and theoretically at least airbnb MAY remove any negative review you get.

Good luck and do let us know how it goes

hello @Gary545 and welcome to ABB CC.

In your listing you are very specific about not smoking, and the number of people permitted.

You need to message your Guests and advise them to nip it in the bud as they are in breach of Terms of Service.

You may also have a stench to try rid prior to your next Guests who may be looking forward to staying in a home free from such lingering smells. We all know those smells, including from Vapes and other Imitation Tobacco related products goes into everything.

With the recent and ongoing Cases related to Juul, it's perhaps timely you, and others, stipulated in your listing, if you so desire, No Vaping, E-cigarettes as you may find those who use them will try claim they are "Not Smoking".

All the best and I hope you are able to resolve this smoothly without any negative confrontation from the Guest/s

Make sure you write a straight-up truthful and accurate Review so others know in advance of potential issues arising.
