I got a booking for 1 guest, but I suspect there are 8 people in a 1 bedroom condo. The maximum allowed is 4 guests. I would like tips on how to deal with this problem.
Hi @Y34,
This is a common issue many hosts face, and it's great that you're addressing it proactively. Here are some helpful tips to handle guest count violations effectively:
✅ Before Check-In:
Clearly state your maximum occupancy in your listing and house rules.
Use Airbnb's “House Rules” section to note that unauthorized guests are grounds for cancellation without refund.
Mention that guests must register all people staying overnight, including visitors.
🛎 During the Stay:
If you suspect extra guests, send a polite message via the Airbnb app:
"Hi [Guest's Name], I just wanted to confirm that there’s only 1 guest as per the reservation. Please note, the condo allows a maximum of 4 guests, and any additional guests must be approved in advance to comply with building and insurance policies. Thanks for your understanding!"
You can install a noise or occupancy monitoring device (like Minut or Roomonitor). These do not record conversations but alert you to excessive noise or activity, which may signal over-occupancy.
🚨 If They Violate the Rule:
Contact the guest politely first.
If they don’t respond or correct the situation, contact Airbnb Support with any evidence (photos, messages, reports from neighbors, etc.).
Airbnb may cancel the booking if rules are broken.
Feel free to also join the Airbnb Host Community Center, where you can connect with other hosts who share their solutions and experiences.

Thanks for your tips. I was thinking to apply penalty for not complying with maximum number of guests. What are your thoughts about it @Elegant-Homes-Retreat0?
Hello @Y34
If you have evidence eight people are staying in a listing where one has booked I would go there asap.
(did you not query at the time why one person booked at property that slept four)
First message the guest and remind him that he booked for one person but many more seem to be using the property . Remind him only those booked are allowed to use the property .
if you charge per person and have evidence guests stayed overnight you can charge the guest up to your maximum numbers that can book.
Guests can easily ignore messages so I wouldn't rely on just messaging.
call them too and arrange a time to pop over today this will give you a chance to check the condition of the property and see how many guests are there.
make it clear only one can be at the property and if the others don't leave you will need to tell Airbnb to cancel the booking .
