Running a short-term rental requires meticulous attention to details. Like cleaning. We have spent many hours training and reconfirming our housekeeping expectations with our cleaner. We call her our Director of First Impressions. You only get to make a first impression once. Photos are critical. Especially nice photos. We provide small snacks and beer and wine to our guests. The snacks are from local suppliers who appreciate the business. We only use white sheets to make cleaning easier. We only use white towels that are heavy cotton. We only use quality items that last. The kitchen and cooking provisions are essential. Especially metal utensils. No plastic. We provide children’s plates and dishes too. We provide essential spices and herbs for cooking. A new set of shiny metal cooking pans are provided. We provide a baby’s crib. We have set up board games and entertainment items. We have a ping-pong table. There are local maps and magazines provided about the area. We provide YouTube videos for how to operate the windows, the heating and plumbing. Guests scan a QR code to watch a YouTube video on how to operate equipment in the home. Every detail matters. And make sure there is not too much clutter. After all, you can only make a first impression once.
You published two listings, which seems to be duplicates of each other.
The listings are not correct:
16* guests can not sleep in 2 bedrooms, 2 beds !
If you want to offer rooms, you need to create a listing for each room.
Hi @Sanket20 😊,
Thank you for asking this here!
Do you need any help to adjust your listings? Emiel shared some great points.
Looking forward to hearing from you.

I enjoyed reading your post.
Hi @John8203 😊,
Thank you for sharing this here.
I believe as well that consistency, quality, and thoughtful touches really shape the guest experience from the very first impression.
How do you decide which small details make the biggest difference for your guests, especially when you need to balance quality with simplicity?
-----
The balance of quality and simplicity always rests on the foundation of cleanliness. Especially floors and linens. Thoughtful touches might also include a simple jar or local pottery piece. And a freshly picked flower from the yard placed in the jar and set in the bathroom or coffee table.
@Sanket20 You've published two listings and both of them are similar and also you should have some nice images on the listings. i saw your listing and couldn't see any images of rooms. maybe you should create a new listing with images of rooms and also please mention about all the amenities available at stay and images of other spaces like hall, kitchen , toilets, etc.
please also mention what are the good nearby places to visit and share some images from nearby spots as well .
I would add more interior photos & also add in as many of the amenities that you can. No hot water seems like it could be a problem for showers. Also, have you checked your pricing to compare with other listings in the area?
Hello @Sanket20
Thank you for sharing your Airbnb listing.
The property has strong potential, especially with the pool, parking, pet-friendly setup, and group capacity.
However, the listing would benefit from more detail before going fully live. I recommend clarifying the sleeping arrangements, strengthening the description, correcting the checkout time, and adding clearer house rules for pets, large groups, pool use, and visitors.
Since this appears to be a new listing with no reviews yet, the more transparent and polished the listing is, the more trust it will build with guests.
Here is a Better Listing Description
Welcome to Central Villa, a private farm-style retreat in Ulhasnagar designed for families, groups, celebrations, and relaxing getaways. Enjoy a spacious villa setting with a private pool, kitchen, Wi-Fi, free parking, and pet-friendly accommodations.
The property is ideal for guests looking for a peaceful stay with room to gather, relax, cook, swim, and enjoy quality time together.
Sleeping arrangements: Please review the full sleeping layout before booking. The villa includes 2 bedrooms and additional bedding options for larger groups.
Guest access: Guests have access to the villa, pool area, kitchen, parking area, and outdoor spaces.
Good to know: Pets are welcome with prior approval. Pool use is at guests’ own responsibility, and children must be supervised at all times. Quiet hours and guest limits are strictly observed.
I hope this helps.

Hi, cleanliness is definitely one of the key factors for getting more bookings. I’d also recommend researching your competitors and adjusting your rates based on the market. If you believe your property is superior to others, don’t be afraid to set a higher price—quality comes at a cost. Good luck!

Photos are very important . I think you need more interior photos . 16 people for 2 beds doesn’t make sense. Try to give importance to cleaning and giving timely answers to questions.
Good luck
Liza
You have a beautiful home, @Sanket20, with a ton of potential. Here are a few recommendations that could help strengthen your listing:
• Cleanliness is one of the biggest factors in whether guests feel comfortable and happy in a space. I’d make this a top priority and put a solid cleaning system in place from the beginning.
• Add more photos of the interior of the home, especially the living area where families are likely to spend a lot of time together.
• Open the curtains in the bedrooms and take photos during the day. Natural light can make a huge difference and really showcase the space.
• Your home looks like it would be a great fit for families, so make sure your listing description speaks directly to that. Highlight features and benefits that families would appreciate.
Best of luck to you!
