I have no requests /No reviews

Hi all! Currently I have shortness of requests. Even though the photos and prices are good. The reason might be cancellations of previous requests and not having any reviewes. I have 140usd debt due to the fact that I canceled the request after approving. How can I fix these problems?
Thank you in advance

Hello @Levan49!

It sounds like you're facing a few challenges, but with a few adjustments, you can definitely attract more bookings and positive reviews. Here are some tips to help you improve your listing and hosting approach:

Enhance Your Listing Photos

  • First Impressions Count: The quality and style of photos can significantly influence a guest’s decision. If possible, consider hiring a professional photographer or using natural light to capture the space. Make sure each room is well-lit and clean, and add cozy touches like fresh plants or decorative pillows.
  • Highlight Unique Features: If there’s a standout feature (e.g., a scenic view, stylish decor, or a cozy balcony), make sure it’s prominent in the first few images. Show any added amenities like a coffee machine, workspace, or anything that makes your place special.

Make the Description Stand Out

  • Be Descriptive: Paint a picture of what guests can expect. Describe the experience of staying in your space, including nearby attractions, what makes the neighborhood great, and why guests will feel at home.
  • Include Guest Perks: Mention small details like free Wi-Fi, any provided toiletries, kitchen essentials, or local recommendations that will enhance the stay. These are often deciding factors for travelers.

 Optimize Pricing and Cancellation Policy

  • Price Competitively: Keep an eye on nearby listings to ensure your pricing aligns with similar properties in your area. If you’re new, slightly lowering your price temporarily can help you attract your first bookings and reviews.
  • Flexible Cancellation Policy: As a new host, a more lenient cancellation policy can help guests feel more comfortable booking with you. Once you’ve built up reviews, you can consider adjusting it as needed.

Craft a Warm, Professional Profile

  • Introduce Yourself: In your profile, let guests know a little about who you are and why you love hosting. This personal touch can help build trust.
  • Quick and Friendly Responses: Quick replies are crucial on Airbnb. Try to respond within an hour or two, and always be friendly and professional. The better your communication, the more comfortable guests will feel booking with you.

Make the First Few Stays Exceptional

  • Go the Extra Mile: For your first guests, go above and beyond by including little surprises like local snacks, a welcome note, or personalized recommendations. Exceptional service can lead to positive reviews, which are crucial for attracting future bookings.
  • Request Feedback: Politely ask guests for honest feedback and reviews after their stay. Reviews are key for new listings, and they’ll help future guests feel confident booking your space.

Avoid Cancellations

  • Airbnb places a high priority on reliability, so avoid cancellations unless absolutely necessary. Instead, manage your calendar carefully, and consider turning off Instant Book if it’s challenging to keep up.

Keep Improving

  • Pay Attention to Guest Feedback: Each guest review can give you insights into what’s working well and what could be improved. Use this feedback to continuously refine your hosting style and property features.

By following these tips, you should start to see more interest in your listing and, over time, build a steady stream of happy guests and positive reviews. Best of luck, and enjoy hosting!

Hi @Levan49, welcome to the Community Center! In addition to Oksana's reply, you could also ask the community for listing feedback. Read more on how to ask listing critique by clicking here 👈

Asking for listing feedback could potentially prompt fellow hosts to offer advice on what could be improved on your listing, for example,  photos or amenities.

I hope this helps!
