Hi, we have just had a guest leave, and in the original reservation she quoted that there were 8 guests total, 4 adults and 4 children. We have an 8 person maximum, so this was fine. Our outdoor security cameras weren’t working very well during their stay so it was difficult to monitor, but we are now able to see footage of 2 more children staying (total 10 guests). These extra children look older than 2. We have requested our additional fee for extra guests, and she insists that she doesn’t have to disclose anyone not sleeping in a bed, like an infant or toddler, when making the reservation. So she has declined paying the fee. Can anyone send the exact rule/wording/policy with Airbnb regarding this? I’m having a tough time finding it. Thanks for any help!

Well...it's gonna be tough to prove how old the kids she claims were toddlers actually were. It doesn't matter if someone sleeps in a bed or not. What matters is the actual age of the person. The booking screen says 2yrs old and up is a child. Under 2 years is an infant and guess what? A guest can bring up to 5 infants that are NOT included in your maximum guest count and they get to stay for free according to Airbnb. So if you have set maximum guests at 6, the guest is able to add 6 adults and 5 infants if they want on the reservation.
The only way to prevent this in the future is to add to your addl House Rules than ALL guests must be listed on the reservation (including infants and children). The maximum human beings (including infants and children) on the property is XX. Then add something to your after booking message. Another Host suggested something like:
For everyone's comfort and safety all guests must included on the reservation. This includes infants and children. Please do not attempt to book this property for more than XX people, total, (including infants and children) as our septic and water system cannot accommodate more. Unregistered guests, unapproved visitors and 3rd party bookings are not permitted. Thank you for understanding and we look forward to hosting you!
