I have two Airbnb properties. Usually, both of them book relatively decently, and I have superhost status and a 4.99 rating. In 2024, it suddenly dried up. Has anyone else experienced this, and if so, what things have you done to improve upon your booking percentages?
Have you done any market research around supply and demand in your area ? Many hosts are now operating in over saturated markets unfortunately @Vivian941
the best way to get more bookings is to advertise across all relevant STR channels and to set up your own direct booking channels such as FB and your own website and invest in targeted advertising to drive traffic from guests you have identified as your target market .
Wow...that sounds intense. How do you make sure guests are safe over Facebook? Besides vrbo, what other STR channels are there?
1. You asked what you could do to bring in more bookings the easiest way to do this is to use all relevant marketing channels . Lots of people take direct bookings. Vet guests just as you do with your Airbnb bookings some hosts ask for ID
2 . you can understand what other listing channels might be suitable by doing your market - really depends on your target customer and type of listing local tourist board websites , other STR platforms specialist groups ie rambling groups, groups for families etc may all be relevant .
Yes, having difficulties to secure bookings right now.
Last year we had some long term guests which got us through the slow months. This year, we don't have such luxury. Really feeling it tbh.
@Vivian941 , don’t t know if there much more you can do on your listings. They are both beautiful. I know we have seen a slow down, but steady bookings. Typically in January, it’s steady. This year (January) is a little slow. February we are almost booked for the month and March bookings are trickling in.
I also know that what, @Helen3 , states on saturation of the market is true. We have had many new listings in our area, so much so, that our city is now looking at putting regulations into place to slow down/manage STR business.
