Listing Supression

My listing,  is being suppressed despite being a Superhost with 60+ 5-star reviews. Support refuses to provide a real explanation or escalate. Why is my listing not showing up in normal guest searches? Is anyone else experiencing this?

 

I have reviewed Airbnb’s documentation extensively, and my listing aligns with all best practices for visibility:
✔️ Superhost status with over 60 five-star reviews
✔️ High-quality professional photos
✔️ Competitive pricing within the market
✔️ Consistently excellent guest experiences

Yet, when conducting searches from multiple locations and devices, including incognito browsing, my listing does not appear where it should under normal guest search behavior. The fact that a highly filtered and zoomed-in search is required to find my listing suggests that this is not simply an algorithmic ranking issue, but rather a potential suppression or visibility error.

@Mrs--Belvedere0 I have tried flexible cancellation on one of my properties as a test and it did not change the number of bookings. Instant book is something Airbnb is open about being preferred. If most of your competitors have instant book, this will definitely send you off to page 8. If you are willing to make that change, you should see a huge improvement, I agree with @Shelley159 on that one. 

If you are not willing to make either one of the changes, you can search here for other ways to slowing improve your standing. In the past, hosts have posted long tutorials. For example, make daily small adjustments to your description, change a picture every day etc

Wow @Mrs--Belvedere0 , I see what you mean. It's not showing in the first number of pages for 8 guests, even when I add Racquet Club Estates. It's understandable that it won't show well in flexible searches, because they tend to favour availability close to the date (and you don't have much availability in March and April). But even when I specify available dates in May, it doesn't rank. It's not a ratings issue, as you've said, and you have recent reviews and only a 2-night minimum stay.

 

If I were you, I'd track the movement in private mode when I make some changes. Try Flexible Cancellation and see what happens. Try Instant Book and see what happens. Lower the price for a custom range, search for that date range and see what happens.

 

I don't know which of these you're actually willing to adjust (cancellation, instant book or price), but you should study their effect anyway. Your price for 8 guests is definitely on the high side compared to the listings that show up on page 1.

 

(By the way, is it intentional that the single night of 3 May is blocked?)

Thank you for your feedback.  I continue to find answers from Airbnb.

 

May 3rd is blocked as part of a 2-night stay May 2-4 that is booked through VRBO.

Thanks very much for your feedback.  Unfortunately, Instant Book is not an option for us.  Where we are located, it has proven too risky and has ended up costing us a TON of money.  

 

I have been making small changes daily, and it is not doing anything at all.
