Hello! We've been hosting short term stays for our guests until recently when we received a request for a long term stay (82 days). A bit about our listing, it's a 3bdr and 2bathroom loft in Melbourne. We're looking for advice from experienced hosts on how to maintain the property during a long term stay. We're considering offering monthly cleaning for free to ensure the property stays in good condition. Any thoughts or ideas would be appreciated. Thank you!

I would offer an interim cleaning (at a fee). This way, you can check if the guests are keeping the loft clean and address any issues immediately. Maybe once a month isn't frequent enough. When I have long-term guests I try to agree on weekly, 10 days or every 14 days.
I don't know the legal situation in Australia, but I would also inquire whether a longer stay gives the guest tenant rights.
