Due to local regulations, we exclusively host long-term guest (>31 days) at our AirBnB. Our current guest checked in at the beginning of December and was supposed to leave in May. He notified me yesterday that his work plans changed, and he will be leaving at the end of this week. I approved the itinerary change and am trying to understand the reimbursement. We were already paid for the full month of January and my earnings shows that we will receive a small payout in February. Basically, it looks like we are getting compensated for 30 days of his stay after he checks out on Jan 11. Is there an expectation that we reimburse him for that? The listing was blocked off for 5.5 months, so while I understand that work situations change, it does seem reasonable that he would not get a full reimbursement from the day he checks out through May.

@Elizabeth3327 If the refund is under your control then I would say to the guest that you will refund him IF the property rebooks. Having blocked your calendar for so long this is only fair. If he leaves a bad review then I would refund zero (but you can't threaten that!)

Under the long stay cancellation process a guest only has to give you 30 days notice . So you won't be compensated after the 30 day cancellation period @Elizabeth3327
Right. I understand that. I was wondering if the expectation was that I personally refund the payout we've already received.
