Long term stays

Hello,

I run an Airbnb I Independence,  VA. I have a guest who would like to extend his stay 3 months. Has anyone had experience with this? I spoke with an attorney this morning and it was not much help. Basically said I needed to write up a rental contract. Won't that scare him off?

If it were me, and a rental contract scared them off, that would be fine. It would be an enormous red flag for me. After a  month, a guest would have tenants rights here, and that is not aware I'd want to be stuck. Did this prospective guest give details on why they want a long term stay? Any hints at a potential scam?
