so I’m needing to find a workaround for monthly stays. We have a short term rental and allow 3 to 90 days.  But we also want to encourage people to do rent for a month with a hefty discount.  Airbnb, has it  set at 28 days for a monthly discount. But the problem with that is that the TOT the transient occupancy tax isn’t waved until 31 days. So we had somebody booked for a month on Airbnb and they got the discount, but it was for only 28 days. so we have to pay TOT on that. Our city doesn’t automatically collect TOT. So we should’ve actually charged more for that monthly rate.I hope this makes sense. We would prefer to have Better control  on what is being charged for monthly stays.  It would work out best if Airbnb would set there monthly amount of days for 31. Thank you so much.

If you are going to accept monthly stays, I would turn OFF Instant Book for sure. Not only will you be able to better screen guests, you can control how many days your mid term bookings will be. If a guests requests to book 28 days, explain it would be better to book 31 days to avoid the TOT tax being applied to their reservation (the guest should be paying the TOT, not you). The guest should pay you, and then you remit the tax to the governmental taxing authority.

 

If they still only want 28 days, then send a special offer which includes the amount for the entire stay (include your cleaning fee and TOT in the total). Be careful to get the math correct.
