New booking requests

I have had a request for a new booking for 63 nights from a guest with no reviews. This sounds too good to be true.  They claim to be 2 adults. Why would they need such a big space with 3 beds, am I being paranoid?

You are right to be skeptical 2 adults don't require 2 bedrooms for 2 months.

First, I usually try and scare them off just asking simple things  Can I have the legal names of both guests please.  Just like to document who is in the property.

Please confirm you are comfortable with no pets or guests at the property?

Use the fact that your new to your advantage. lol  Since I am new so we both are jumping in, I would feel more comfortable doing maybe 15 days and if we are both in agreement extending your reservation can be done another 15 days.

I confirm what I have disclosed in my ad and any rules that are particularly important to me.

When they see their 63 days doesn't distract me from my business management.  They usually go looking for an easier target

This could be a couple or other people who do not prefer to sleep together or in the same room. Someone may snore, be a restless sleeper, or use a CPAP. Perhaps they are not a couple? This is more common than known. Sleep is really important and there are many styles. 

I'd ask a lot of questions, especially as the requesting guest has no reviews yet. I personally would not wish a 2 month reservation, my limit is 7 days.

I agree.  Mt sister and her husband rent a two bedroom when they visit me for two weeks  Renting an extra empty bedroom for over 2 months just doesn't make sense.

Hmmmmm...maybe someone wants a quiet private space for yoga, an office, a place to write. etc?

Maybe but that would be my focus long term not 63 days.  Yes some people can afford wasting money for 63 days but I think they waste money at a higher kevel
