New to Hosting

When allowing kids under 12. How child/toddler safe should we make the home? Large deck with railing but kids could squeeze through?

You are right to be concerned.  In addition to using your gut feeling and common sense regarding the safety and child readiness of your property, you need to consult with your property insurer to confirm their policy for hosting small children.
