How do host define quite hour for their places because a host has withheld deposit stating because we were watching TV at night and it constitute as a violation of the house rule

@Mandisa4   it is normally mentioned in the ‘House Rules’.   It does seem a bit extreme to hold your security deposit for this though, unless you were exceptionally noisy within a shared house.  

It was a bachelor flat it was me and my partner and we didn't cause distirbance and this noise was monitored with the recording device which in the policy says they should be in common area and the layout of the bachelor flat is open space from living area to bedroom.

@Mandisa4   You will find the following link relevant with regards to security deposits.  If you feel that your host is wrongly refusing to return this then you should contact Airbnb to dispute this and ask for a refund.

@Mandisa4   How did the host collect a security deposit from you? It's not a function supported by Airbnb. But you can only dispute payments that are made inside the platform. 

But than why does AirBnB give host tge option to collect deposit ourside the platform but than doesn't give you other channels to dispute deposit return that are made outside. And they are protecting the host because i want to pursue the matter through other channels but i need the host details to send the appropriate paperwork to them. 

@Mandisa4   Did you read the article that @Kate867 linked above? The very first sentence says "Hosts aren’t allowed to charge guests a security deposit through our Resolution Centre or outside the Airbnb platform."

 

You can report the host for violating the policy and certainly mention what happened in your review. This host probably demanded the "deposit" off-platform with every intention of withholding it, which is a common tactic of scammers. Those listings usually don't last very long, because the host can't build a good reputation and earn positive reviews with that kind of behavior. But unfortunately, Airbnb is not a party in any off-platform transactions you agreed to privately with the host, so they can't recover that money for you. 

 

It would be against the terms of service for Airbnb to transmit private account details from one member to another, but you do already have the contact details, property address, and hopefully a transaction record for the "deposit" (please tell me it wasn't cash). If the host was genuinely running a scam, it's unlikely that they provided any details to Airbnb that would help your case.

How do i go about reporting the violation, yeah there was definitely a scamming tactic because i sent the message and it was out of the 14 days and they downloaded the reporr when i enquired about the deposit. I paid through online platform i have the proof of payment. Below is the email i got when i made the reservation.

And the noise report is a download I have no idea from which property. So how can I also verify the evidence that is being used to hold a deposit if the host had several properties

Have you called Airbnb and complained to the host through the platform that they took a deposit outside of Airbnb .

 

if not that should be your starting point

@Mandisa4  I totally agree with @Helen3  that you should discuss this with Airbnb because taking a deposit off platform is a big NO NO.  They also have very strict rules with regards to recording devices and where they can be placed as the following link.
