We are fairly new to this(just over a year)and there is one thing that is really bothering us! We have had great reviews, we have several amenities,(snacks, drinks,etc) they give us 5 stars and say everything is wonderful but then we always get a 4 on value! What are we missing? We have everything listed that’s on our description plus extras but yet we still get dinged on value! Anyone have any suggestions?

@Susan5828 Be very happy that you are getting 4s for value - Rejoice - Embrace it - Its great. Anything more than a 4 and you are not charging enough. 4 is a sweet spot that is not too expensive but reassuringly properly priced.

The real test of value is your occupancy level. If this is satisfactory to you then people are still booking so they must be happy (but not ecstatic) with your prices.

If a Guest gives a 4 on value to me, that says a disappointment in something.

I would just politely ask the guest for private feedback.  It might just be something you thought you made clear isn't clear to guests.  Nobody cancelled, asked for a refund or publicly commented so it sound like something minor.

The Guest  also when politely asked feels that you are sincere and has a better feeling.

@Susan5828  @Mike-And-Jane0 are spot on. The Value rating is so subjective that it's not even worth pondering. What you're missing is the fact that people have to acknowledge that it costs money to go stay somewhere. If you are delivering your property as promised in the listing, then they accepted the value when they chose to book. Don't give  it another thought.
