Reduction on bookings in the last 4 weeks

Hi everyone,

 

I have started with 2 listings of a Guesthouse around Feb this years. got many bookings at start but then it went dead. No bookings at all since beginning of March. No changes on listings at all. I have adjusted prices and promotions etc.

 

I would appreciate any inputs if you have.

Yes I have spoken to a friend who is also a host here and she is having many bookings since the start of the year. I dont think this is a season problem.

Very cute!  Awesome reviews.

I would suggest turning on Airbnb Professional Mode.

Airbnb under your Menu then offer the Insight option.

You can review measurements of your ads.

Look at First Page Displays, this is how often the Airbnb Search Algorithm displayed your listings to potential Guests on the First Page.

Turning on the Airbnb New Listing Discount gives your listing a boost to initiate traffic which a new listing doesn't have yet.

Views - For each listing it counts how many potential guests actually clicked on your listing to read your description.  This is good to review your Title and Cover Photos.  Do yours encourage potential Guests to look closer or maybe you need to change them.

Wishlist Additions - This counts how many potential Guests maybe didn't rent now but saved your listing for further review.

Conversions - How many potential Guests that viewed read your ad  and upon reading your description were convinced your property was a good buy for their priories?  If people are viewing but not buying then you have to review your ad description.  The platform gives each listing about 5 pages.  You have a lot of space to tell a Guest what they are renting why it is a great idea, location transportation whatever you think is a highlight for your target market.

Your decor and presentation in the photos is immaculate. I would suggest, though, that you add a lot more information in the listing description. You need to describe and 'sell' the *accommodation*. Right now it's very brief and mostly about local tourist attractions.

It's true that most guests will just look at the photos, (I know from the guest enquiries asking questions already answered if they'd read the description), but there will also be many who (like me) read the description and, not finding an answer to something, might then move on to another property - easier than messaging you to ask questions. 

 

Sketchy descriptions also suggest, to me (when I'm searching as a guest), that this likely isn't a hands-on host who cares much, more likely an agent. That's not what I want when I'm being the guest. 

 

And I would want more photos of the rest of the exterior.

 

Also, the #1 guesthouse says in the heading "3 guests, 1 bedroom", but the description says "up to 2 guests". 

Most hosts I know experience an uptick in views/bookings after tweaking even very minor things in the listing - the price, or the description, or adding a photo, nothing big. The search algorithm seems to respond quite often.

Have you tried asking friends to faux search and see where your listing comes up?

Your comments make all sense. I will fix the Guesthouse #1. However, would suggest deleting this listing and keeping only one? i have thought it many times but have never come up with a decision.
