Renting out room only without on-site host

Hi. I have a number of short term rentals but have never rented out individual rooms in a property. There are three master bedroom suites in a 2 level penthouse and no one ie. owner, is living in the unit. I manage/live in the building and I along with cleaning staff would be in and out of the common areas. I am having a hard time finding anyone else that has done this before and need help with explaining this unusual situation in the listing description. I attached my rough draft that I have been working on.

 

Also, anyone have any room only house manual ideas that you could give me? Like do you have quiet times? Should I have posted hours that my staff can come into the common areas?

@Rachel1103 Where others have done this type of rental it appears to be a recipe for disaster. You have to worry that one guest may act inappropriately towards others and there will be no one with any authority/responsibility to sort it out.

Perhaps with you being in the building it helps a bit so I would make sure you give your guests the ability to contact you 24/7 or you will end up with poor reviews.

Also if damage occurs you will not be able to prove who caused it so you would have no chance of recompense.

Unless its extremely well managed, your property can quickly descent into a doss house, no accounting for the comings and goings of guests friends , and a huge chance of bug infestations (bed bugs, fleas etc.) , pets being kept in rooms without permission although I see you dog friendly, but are the dogs friendly! and will non pet owning guests feel intimidated by unknown animals wandering around your premises?
