Repeated Damage to Home

Hi All,

 

I have been a host for a year and a half now and just really struggle with the amount of damage that is being inflicted to my home.  It is a large home and sleeps 14 people comfortably.  Also, our community tends to cater to wedding guests.  I feel like the combination of wedding guests and large groups makes my listing extra prone to damage.  It doesn't appear to matter how many signs I leave up, or how long my rules list gets, it is just ongoing.  Sometimes I have back to back claims going with Airbnb.  AirCover has not proven very helpful to me either in recovering my costs. 

 

Do any other hosts experience this frustration or have any suggestions on how to mitigate damage and/or protect myself?

I feel for you and struggle with some similar issues. Here's some thoughts after briefly looking at your listing:

 

- would you be willing to lower the amount of guests allowed to less than 14?  Are you having groups go 'over' your limit? 14 is a lot for the beds that I see in the home so even if you went to 10-12, that could help some. If guests over the limit is an issue add a per night fee to your info. Not that you need to collect but can help to weed out some this from occurring in the first place ( it wasn't clear if you do this or not so just suggesting if not)

 

- do you limit day use? Is this an issue of large groups, beyond your overnight occupancy? I couldn't tell. You could add some house rules (I don't see any additional house rules) about over-occupancy for day use.

 

For us, having guest with 'more' contributes greatly to issues in our home and so keeping the occupancy to our maximum or lower is important to us. We have 9 individual beds and only allow 10 maximum. In theory we can sleep more but we let guests know over and over that occupancy above 10 is not allowed  (by permit we are only allowed up to 10 as well, so we lean hard into our permit as a way to regulate, and if they book for 'x' then "x' is allowed.

 

- I see a maximum night stay of 3 nights which is good but you could consider 'upping' maybe? Are some of the issues associated with stays of less than 3 nights? 

 

- and finally, what type of things are breaking? should they just be removed? We've had repeated issues with guests doing things we don't want them to do and after something happens multiple times it's on our shoulders to 'fix'. For example, we had our really tall & heavy house ladder being used (which was so weird) and it isn't for guest use so we locked it up with a bike lock and 100 other stupid guest things we had to change to keep from re-occurring.
