Slow Season 2025

I have been hosting since 2012 and most success I had was in 2024, this year 2025 I am not even half as booked...

I have tried all possible options, even refurbished and updated my place even more, have competitive prices and often add 20% discounts and yet I am not seeing much improvments...

I am considering doing just 3 month short term and the rest of the year long term rentals.

Is anyone doing the same? 

I can understand communities are growing, especially my area is Saint John, NB but I do think since taxes and all other fees have been imposed on hosts, hotels are getting more exposure.

I do mid-term rentals to students, traveling professionals, people in the area going through a renovation, etc. I post on Furnished Finder, Facebook Groups (most time-consuming and least fruitful), Craigslist and Zillow. I also occasionally post on my own Facebook page to let friends in the area know when the place is available for their visiting guests.

Dont think  this is much help , but I am in a medium sized city in the UK and having the same issue. Less than 1/3rd bookings from last 10 years average

I think you’re right about taxes on STR’s affecting price points. Also Airbnb while before only being an individual host or someone renting out a space in their home has become a business for many, including property managers who host several listings or dozens of listings and even hotels are able to list on the site now. Many hosts feel that is contrary to the mission of what Airbnb started off on - a home away from home feeling from other people like yourself. I know business models change and grow with the markets but I feel that is what differentiated Airbnb from other sites. Many hosts and guests have noted that politics have driven them to seek other platforms as they didn’t want to be associated with certain individuals on the board or Airbnb.

I host from 2015 and this year is very very slow. I do private rooms in my house and also separate house . Separate house is not doing bad but I have a unique situation where I host mostly corporate people who rent to extend . But with private rooms is just dead. We have slow seasons and short high season. Prices here dropped so badly that I resent to rent for such low price. We have here several hosts who do arbitrage and they drop their prices to ridiculous low level. At this point first time from almost 11 years I just closed down rooms for now till I see prices go back to a minimal acceptable level. I am enjoying peace and quiet and clean house. I even had my accountant to run my numbers and see if I can go without renting rooms if this continues and he gave me an approval lol to not rent rooms if I don’t see it sustainable anylonger. He also suggested to just do high season which is here only 14 weeks. And rest just keep calendar blocked.
