Hi hosts! I have an enquiry for a 28 night stay - he'd like to stay for 31, adding in 1 clean and 3 bedding changes during his stay. I'm looking at amending the prices in the Special offer box. But I'm not sure if the monthly discount come off AFTER the subtotal I input into that box? Or should I put an already dscounted figure in. This could be a pricey mistake so very clear advice is needed please 🙂

Special Offers can be tricky. I believe the monthly discount default you have set on your listing doesn't apply when sending a special offer (you'll need to verify this with CS, or maybe another Host can verify that). Be aware that any stay over 28 days means the guest is now covered by most state laws as a "tenant" and not a short term guest. If they refuse to leave after the stay is over, you'll have to go to court to evict them.
I noticed Airbnb removed the instructions from their Help Article for Special Offers? Not sure why?

Some things to keep in mind from previous version of Help Article
First, make sure your calendar is open and that you don’t have any pending requests for the dates in your offer—if you do, you’ll have to decline them. Also, be certain you want to host the guest, because their trip will be automatically confirmed if they accept.

@Erika1026 Message the guest and say you are having difficulty and that the first offer may be higher than you intend (tell them the price you are aiming for). Then take the low risk approach and in a couple of tries you will get to the right figure.
Also I can never figure out how Airbnb's commission figures into the amount you put as a special offer - That's a 20% mistake waiting to happen!
Don't worry about @Joan2709 's tenancy concerns if your listing is in the UK but don't go beyond 31 days or the stay won't count toward the FHL status
