Suddenly no bookings 2024

I have 7 years of 5 star ratings in Santa Monica, California. Suddenly I had hardly anything in December ‘23, only one booking in January, one booking in March, then nothing at all. I’ve always been fully booked. I dont’ understand.

 

Is anyone else having this problem?

 

I would appreciate any insights!

Hello Everyone.

 

Here are links to the best information I can find. Also, I’ve read the last 2 quarter earnings report, (the most recent one from last week.) You will find a link to the latest one below. I have also included a few other links I found helpful in putting together why we have had a slow spell.

 

I’ll say that my listings picked up after I’ve lowered the price $30 a night, which is a good amount, considering how expensive everything has gotten. Also I cut the cleaning fee to $50. 

 

Based on what I have read in both the earnings reports, along with reading a few other articles found on the internet, I think a lot of the slow down had to do with Airbnb purposely trying to lower rates as well as bring in more hosts. The “guest favorite” filter gives new hosts more opportunity to get listings faster as it regenerates every 24 hours, while superhost status is every month or so. (I forget how long exactly, but, it’s a longer qualifying period)

 

As well, I was told by a support ambassador that the order of listings sorts randomly over periods of time, regardless if you are a guest favorite or not. (Superhost does not give you any advantage in search options anymore.) This was done for the same reason; to give new hosts the opportunity to be featured.

 

I’ve noticed that at times my listing only appears as a blank dot on the map, especially when I put in a blanket search for Santa Monica. This is even if I put in the guest favorite filter. Rather unfortunate, and I would say, unfair. But that’s that and unless they are reading this and decide to do something about it, that’s the way they are doing it.

 

The earnings reports also talked about how they are trying to be more competitive with hotels price-wise. Overall rates on hotels have gone up around 10%, while Airbnb has gone down a bit. Airbnb considers this a win. And perhaps over the long run it will be for us, as well. It has always been an advantage here, because and equal quality hotel is a fortune.

 

Finally, it seems that Airbnb is buying small boutique hotels here and there in an effort to diversify its portfolio. In the earnings reports they allude to “acquiring” investment opportunities, but that’s it. However, an ambassador confirmed that they are doing this. They are waiting to announce it. If you google it, you will find articles.

 

I hope this has helped sort it out. If anyone else has any input, please speak up under this reply. It’s nice to have it all in one place. This is otherwise an extremely long thread.

Interesting Idea. But I have cleaners. I pay them the going learning fee rate in Calf. I need to clean a three-bedroom home myself. So this sounds like we are doing everything to make a few dollars. Crazy.

I have summarized we are being squeezed out.

Great advice @Akash4 . I’m going to try it. My 2024 is horrible.

It is exactly the same for me in Beverly Hills, usually booked out and suddenly nothing!!!

I think the decreased bookings may be a result of the general loss of trust in Airbnb, due in part to the trend of predatory rental management companies to posing as hosts. As a 5 star guest, I recently had to vacate a stay due to unsafe conditions but Airbnb support refused to refund me even for the unused nights. Now I only stay in hotels when on travel but still host on Airbnb. I'm building a VRBO account to get off this sinking ship.

@Bill1576   I’ve been wondering the same thing. There is a lot of bad “news” out there. Unfortunate because I believe it’s mostly great. These bad eggs make it bad for us who have good clean listings. I hope Airbnb does some aggressive cleaning up of these situations. I like what I’ve had until now and would hate to have to reset up elsewhere. 

I am surprised to hear they wouldn’t refund you. I had a woman stay here who waited until a day before she left, and complained telling lies and making mountains out of molehills. They refunded her most of her stay … $1050.  I was shocked.  

Honestly, your situation was different because you are a true host. Airbnb caves to predatory companies that manage multiple listings like the one who defrauded me. 

The name and image of the fake host was change with a different stock image after I requested help from Airbnb. It is so clearly fraud. 

@Bill1576  yes my situation is different than yours. And it’s very discouraging to hear they cave to that sect. 

In my situation, there was a time they would have backed me. I sent a lot of documentation and still they gave her the money back.

 

I don’t see how any of this helps Airbnb. I would think they would be concerned about each of these situations. 

Airbnb didn't give back ant of the fees, did they? I find support to vary wildly, but most don't even read the messages before making decisions. VRBO here I come.

@Bill1576  They gave her back most of her money after starting for 4 days. I tried with multiple agents. I’m hoping this all will pass. I don’t think VRBO brings in as much money and has as many options. But maybe I’ll check again. 

This is something I was wary of and didn't want to say. You are thinking ahead. I do know you are correct. I started to wonder since Airbnb has never backed me into a problem. And most recently, after so many back and forths, I was told to take care of it myself, but of course, in Airbnb sweet talk.  My husband said sounds like you, the little fish they don't care about like they did before.  

So yes, it's like the mom-and-pop story all over again. We got them started. NOW, big money comes in and takes over. 

Well, I hope this gets more and more news coverage and Airbnb is exposed for what they have become. I wish everyone well, and we should keep this conversation going and make it much louder.

Super host of 7 years.

I rent a summer house in Italy and I have only one booking for August the busiest month of the year. I am shocked.

There are some new good competitors in the area….but still. I cant figure out why.

Before people that were searching other areas of the country….would find me and enquiry. Now…nobody even writes !

@Fabs1  it is a mystery that seems to be happening to a lot of us. Interestingly, we are all super hosts with good records. 

have you called Airbnb? I have but can’t get anyone to talk about it. And I keep hoping a community ambassador will jump onto this thread and chime in.
