Hi,
I’ve seen a dramatic drop in my reservations over the past couple of month. I’ve been a Superhost for more than a decade in a community that attracts many visitors. My prices have not changed much.
Trying to understand why.
Wondering if others are seeing the same drop.
Thanks,
freda
Hey @Freda34 , Airbnb is getting more and more competitive in recent years and having a great property isn't enough anymore to get bookings, Your listing Optimization should be top notch, from your keyword rich title and description, photo quality and captions, pricing strategy and always refresh everything while keeping an eye on competition and local market demand. Where's the problem specifically is it your views or the "search-to-listing" or "listing-to-booking" ?
PS; you can find the stats in your insights dashboard
Very true - I’m wondering if demand is down due to VRBO, which is heavily advertised in this market and nationally. I very rarely see ads for Airbnb.
@Freda34 I suspect that it's just general travel trends, which change frequently. I see hosts asking this all the time, but focusing on their listings instead of the fact that there's likely nothing wrong with the listing, and it's simply that there's no demand in the area at the moment.
Yes, certainly could be that too. It's just never been so dramatic and so sudden before. I'll spruce up some photos and drop my price a bit. See what happens. Thanks !
Hi @Freda34
I checked where you come up in searches for Doylestown and your position is excellent (even when I don't specify a Rooms listing, you're 5th overall for 2 guests and flexible dates). I think demand may perhaps be low, as the others have said.
You could also look at using dynamic pricing to be more competitive with pricing and keep up with the fluctuating demand in your area. Many Hos
ts use PriceLabs - $20/month for one listing. Bit of a learning curve initially, but could make the difference for you; especially in slow season.

Bed Size
Can you fit a queen bed instead of a double? I think that would improve your bookings.
Bed Linens
Can you switch to a white duvet and duvet cover? It can make a difference in photos.
Thank you!
