Take pictures BEFORE Guests check in, every time

Only BEFORE AND AFTER pictures will satisfy the "policy" for proving that a guest left a mess or caused damage in your home. (and that's not all you have to provide)

 

Always be cautious and prepared to prove a claim, because if you have your Air BnB for a while, you will eventually need to submit a claim from the people you least expect.

That's wise advice, and we follow it every time. Another option is to take a video as well. Both videos and pictures are timestamped.

Meeting guests at check-in, either personally or through a co-host, can be incredibly helpful. It provides an opportunity to verify the quality of the space together, ensuring everyone is on the same page from the start.

Additionally, you can include a rule in your listing that you'll request ID at check-in to verify that names match the reservation. Just have guests confirm they've read and understood the rule before they book!
