The Perverse Rating System, Again

I've recently had a couple of 4 ratings  -- despite clear statements in my property profile (last two were because there is no cell phone coverage nearby, clearly stated, and second because mushrooms were growing nearby and the guest was worried about her dog eating them!).    Fine.    We're a simple place, without internet, don't have the expected selection of coffee pods and are therefore reasonably priced.   Perhaps I should increase my prices to weed out the bargain seekers, but then again we're a simple place.   But two points:  

 

Despite my 140 or so ratings I sank from a 4.7 to a 4.5 with those two ratings.   Fine, the skewed rating system again.   

 

Second, I rated the last guest 3 out of 5 and his ratings REMAIN A PERFECT 5.     My conclusion therefore is that the guests ratings are meaningless.

@Ross648  neither of those 2 reasons are valid reasons for a low rating. the mushrooms one is hilarious, wtf is wrong with some people. I'd open a ticket and ask for those 2 reviews to be removed as unhelpful. you have no control over what flora grows wild in your area!!  and also: autumn is mushroom season!!! 

And the guest clearly hasn't read the listing, including previous reviews which mention that some amenities are not included, so her whining about the facts of the listing are unhelpful. 

you might need to spell it out for the people in the stalls: no cell phone coverage, this is your chance for a real digital detox! 🙂  I had to do similar re: TV cos even though it's not listed as an amenity and the photos don't show one, people still asked, so then I mentioned it once.... still not enough, so now i mention it twice. Haven't had any guests asking about a tv since I increased the messaging.

Btw, you are showing 4.85 after 141 reviews. Very good indeed. No wonder, it is a nice and interesting place.

 

May I suggest to contact anyone you know that is a natural sales person at heart and go over your Space/Guess Access/Things to Note copy. It plunges into instructions with little romance much too quickly. Where to park doesn't belong in 'About the Space' which maybe should start with "Imagine yourself in a secluded..."

 

Moreover, words like 'The Guest understands...' speaks of the guest as the 3rd person and that is how a legal brief should be written, not one trying to sell the sizzle. Doesn't fit your space any way since is a warm, nostalgic offering, not a cold condominium.

 

You doing well, imagine with a bit more foreplay.
