Unfair situation for the host

Here is what happened to me! I had a guest whose behaviour was very damaging. He came earlier than expected but I received him anyway when he chose. I upgraded his accommodation from a room that was 30 Euros per night to another that was 40 Euros per night without charging him the difference, this second accommodation was not just a bedroom but a bedroom with with its own bathroom. I don't want people coming and going so the minimum staying is 29 nights. He stood a couple of nights. Taking advantage that I was away for work he left and contacted Airbnb Spain saying awful things about me and the accommodation. Took strategic photo of the common areas mostly like the kitchen where everything is shared and took the rents money for the month back. Airbnb didn't pay attention about what I had to say afterwards and the case was resolved before I realised what was happening.

Now I have another guest arriving and he will be in the bedroom with bathroom because the one that is 30n Euros per night is occupied with a tenant that doesn't want to leave, he pays very little and I have no way to kick him out. 

My situation between all this people is more than unlucky its like a motivation to make me the greatest possible damage and obviously taking advantage of me and my welfare.

If you have any idea of how to resolve this please let me know!

I am sorry you are having these issues 

 

1. you don't need to let a guest check in early 

 

2. why did you upgrade the guest on the month stay rather than giving him the bedroom he paid for? 

 

3. I wouldn't go away when you have guests staying in a shared home situation 

 

4. if you have a guest staying in the 30 euro room that doesn't want to leave why are you extending his booking if you have other guests booked in....Just tell them you have another guest arriving who has booked the room so you can't extend the booking and if he wants to extend he will need to book the more expensive room

thank you so much for your support and interest 

I gave the incoming guest a better accommodation because the one he paid for was already with a person that doesn’t want to leave.

According to the Spanish law is a judge who has to issue an order for him to leave and the justice here is ridiculously slow 

Thats why I have a more and more complicated situation 

It seems he says now he will be leaving on December 30th so I hope it’s true and really leaves home 🏡

I'm confused. He filed a complaint with Airbnb and received a refund for the month, but is still there? Is this like "squatting"?

 

A lot of inexplicable things can happen on Airbnb, but this is beyond explanation.

its two tenants we are talking about 

One that came with a Spanish platform that doesn’t leave 

Another one came with Airbnb and stood a couple of nights and left writing me nothing about it 

I was working in another town and all this took me by surprise because when I gave the Airbnb a better and more expensive accommodation for the same price he said it’s just perfect!
