Use of Pool by Guests - Waiver and other considerations

We are using our primary residence as an STR in Los Angeles.  We have an in-ground pool.  Of course guests want to use it but I'm trying to cover the bases on what is required to avoid accidents/incidents/litigation.  Currently I'm planning the following:

 

- Release of liability and description of the pool in the House Rules

- Have them sign waiver prior to using/renting

- Chirpers installed on the doors.  Pool is accessible directly from the house

- Installing child-proof locks on the sliders leading out to the pool

- There is no fence specifically around the pool. It's accessible directly from the house.  We have a net cover that can be installed but it is very difficult to take on and off and we can't have the guests do it.  

- We have signs plastered around - no diving, no running, no lifeguard, etc

 

We have a rider on our homeowner's for STR but not sure if there is something else.

 

Short of not letting guests use it, not sure what else I should do.

@Ryan2735   Have you spoken to your property insurer?  Perhaps they can offer you the appropriate waiver.
