With inquiry the "potential earnings" is incorrect and price changes after hitting pre-approval
I have received a few inquiries recently and when I hit the pre-approval button the price changes significantly upward. Also the spot where it shows "potential earnings" (before I hit the pre=approve button) is higher than my total nightly rate plus cleaning fees. I nightly rate for 3 nights plus cleaning fees would be $1184 but it shows potential earnings as ~$1360. Then when I hit pre-approve the "potential earnings" jumped to $1500.

Can't be 100% sure as I can't see your calendar settings, but it probably has to do with your extra guest fees. Looks like you have extra guest fees for the 5th & 6th guest. Airbnb adds those extra guest fees to your nightly rate and spreads the fee out over the nights of the reservation. They no longer show the extra guest fees as a separate line item:

Extra guests is not the issue. The person inquiring only had 3 guests listed on their inquiry and that did not change.

Noticed the same thing on at least 2 separate listings, so I googled it and found this thread. Not only that, Airbnb is very obscure and opaque with the breakdown and fees.

After testing it and doing the math, I'm 99% sure the bug is that Airbnb's fee levied to the guest is counted in the earnings shown to the host while the inquiry is pre-approved.
