@Bernardos0 I witnessed this at an Airbnb in my neighborhood where the guest invited over 20 people to drink and party on the roof disturbing the neighbors . I contacted the host/management company and here is what they did.
they contacted Airbnb immediately with pictures and videos documenting the over occupancy, Airbnb canceled the reservation and let the guest know they had to vacate because they were now trespassing. Local sheriff was called to help with the eviction.
you must document everything with pictures and/or video, contact Airbnb host support immediately, and only communicate with guests thru Airbnb messaging.
No you don't need to accept more guests then are on the booking @Bernardos0
If you can accept more than five guests then contact the guest and tell them they need to pay for the additional guests and provide the additional bedding/towels .
They should be the one's concerned about a bad review .
Thanks for your help
They were supposed to check in at 1 pm and they reached at 11pm!
They came in with kids and old guests and i was not in the mood for getting into an argument at that time.
I will try to ask them for a compensation, but sincerely a guest doesn't really care about a bad review , especially when they are 10 and can book back on airbnb with any name
what is concerning me is that my guest had a 4.5 stars at airbnb.
i will try to make some pictures of them getting in and out the property in case, but i am unsure i want to get into an argument with them at this point.
@Bernardos0 The best way to deal with this is
1) As soon as they leave write them an honest review
2) If they review you quickly then raise a claim for additional people as it is then too late for them to change their review.
Alternatively
1) Message Airbnb and explain they have broken the rules on numbers and you fear a retaliatory review if you claim for the additional people
2) Claim the additional people
3)Leave an honest review
4) Pray that Airbnb agree the review is retaliatory and remove it
