income loss denied

hello everybody,  my guest refuse to check out (made a late checked out , one day after), the next reservation was
cancelled due  that issue,   so   I made  an aircover claim and Airbnb denied it  and they said this : "your claim for booking income loss is not qualified under Host Damage Protection " so i feel it was not a fair decision, anyone could advise me on that

@Fernando1561 It appears no host should rely on Aircover. I guess they view 'damage' as damage o property whereas you are viewing the 'damage' caused being that of a late check out causing a lost booking. It would take a lawyer to sort that one out and I fear Aircover has an overall disclaimer that it pays out only when Airbnb says it will no matter what the facts are.

Fernando , good luck with that one . You should have told the guests that they would have to pay for the extra day. Bad guests happen to all of us . We have to sort them out , deal with it    H

he just refused to leave  and we called the police and they said you need an eviction order from the court (3 months wait), thanks God the police helped us and this guy left the next day

The laws in USA are not good in these cases for the owners and Airbnb did nothing about it, just some phone calls to the guest

I'm sorry this happened but why did you let the guest stay for free for an additional day rather than you or your local cohost go to the property to remove the guest @Fernando1561 

Error Helen, no one allowed him to stay longer, he just refused to leave and we called the police and they said you need an eviction order from the court (3 months wait), thanks God the police helped us and this guy left the next day

@Fernando1561  AirCover is not going to pay for the lost income as the guest did not burn your property down, they just refused to leave.  

 

For those hosts who experience a late leaving guest -- a message that I would (love to) send:

 

Hi Guest!  Your booking ended at 10:00 AM on (Date). We understand that you do not wish to leave on time.  Please be advised that you will be charged for the additional day that you are staying for AND will be required to pay for the hotel stay (at 5* hotel) of the guest whose booking you have usurped as well as my lost income.   

 

If you do not wish to pay for the AirBnB booking and the hotel stay of the guest you have inconvenienced, please leave the premises within the hour.

 

That would be soooo satisfying. 

I think that this should be Airbnb's job,

also  we are paying a commission to them for each reservation and we are covered by  aircover,   that is an insurance , if you read the coverage of aircover clearly says  that loss of income is included  but it is not being fulfilled
