Instant 'fireside chat' with your guest needed about this jumbo sized liberty being taken.

On-line it quotes between 5-15 GBP per week to run, when using it very moderately, ie

set at 39°C used 6 times per week, 15 minutes with the jets on, 15 minutes with the jets off during each use

Plus the cost of the water to fill.

Your guests installed a jacuzzi in your garden, @Claire68 ? A jacuzzi?

How long are they staying?

I guess you have a couple of options. I think I would send a message along the lines of "Hey, I see you have installed a jacuzzi. We have never done it ourselves because of the heating costs. Can we get together to discuss how to cover those?"

But you asked where you stand. If a guest brings a toaster or a fan or a hair dryer that uses power it is okay. How big does the thing have to be before we can require that it be removed? I don't know. Are you okay with billing them for the additional costs? With telling them they need to take it with them when they go?

What on earth else are they doing to your place, though? Anyone who would drop a jacuzzi into someone else's garden...

Thanks for support. I gave them a co vid deal for 2 and was sure more were staying. They have broken so much  and we had to visit to install a new washing machine as they broke the other one but this has shocked me and not sure how to proceed. I will speak to Air B N B.

@Claire68  If they are breaking things, having more guests there than they paid for and now have been so disrespectful as to install a jacuzzi without your permission, I would be contacting Airbnb to have the rest of their reservation cancelled with no penalties to you. I'm pretty sure that they will balk at paying the increased electric bill, and even if they agree to pay, they'll never come up with the money.

And stop giving people discounts.

They are breaking things? Will we hope they break the jacuzzi before the electricity bill gets too high?

Let us know how it turns out, @Claire68 . I'm worried for you that they are staying two months. If there is any chance you can get them out before they break or install anything more, take it.

thanks they leave in a few days and i have spoken to them. I have asked them for compensation and if they don't come up with a sensible solution i will take it to the resolution centre. I just asked them to be honest about it all, surely this is the best way forward. Trust and respect is all we ask for as we share our homes. The normal rate with have covered these extra repairs and costs but sadly the co vid rate comes nowhere near.

There should be no such thing as a 'covid rate' @Claire68. Stick with your regular rate and you won't attract guests such as this. If you aren't successful at collecting the compensation from them, your intake at the end of the day will be far less than even your 'covid rate.' Perhaps it will have even cost you to host them. Also, how are you disposing of the Jacuzzi? If it needs to be taken away, there is a cost to that. Are they taking it with them?

Thanks Colleen, i am true believer if you help people then when you are in trouble help arrrives. My guests did seem to have their back against the walls and i as i hadn't heard from Air B N B about the grant i thought it would help everyone if i hosted.

Sadly you are all right this time and the guests have been difficult.

Luckily i have rubbish disposable price in my house rules so if they leave it i will be able to claim that.

thanks for support.

I like being kind and this is the price.

They booked for a month and then extended another month.

Woah. Personally I would address this with them immediately. Unless they asked to bring/use it prior to their arrival, I would (kindly) let them know as soon as possible that it is not acceptable and must be removed immediately. I would just say something like, I really appreciate your understanding and I thank you in advance for your cooperation.

Personally, we're at a point where we don't allow any of the ridiculous things that people try to do like that - it opens a whole can of worms, as we say in the US. We basically tell people: if our rules are too difficult to follow then we may not be the right place for you to stay. We find that 99% of our guests follow our rules and respect our property. If this doesn't resolve the issue, I would call airbnb. If I ever don't want an issue to escalate, I ask airbnb to communicate the expectation with the guest.

Either way, I wish you luck!!

Put a dead rat in "their" jacuzzi that will put manners on them and probably put them off using it completely, I think you need a permit to have such an edifice  in your garden check it out with your country council or local government.

Anywhere, ideally with a sharp stiletto heel!
