Hey

what is the general computation for number of toilet rolls per week ? If guests are staying for say 6 weeks, does one change sheets and restock with everything, or are they expected to stock up when things run out?

@Adrian4240  You have a choice -- provide a starter supply or charge for ongoing replenishment.

 

Many hosts provide a starter supply of paper products, just enough to allow a guest to get comfortable and have enough on hand before they go to the shops.  This should be clearly stated in the advertisement and reiterated in your Welcome messaging.

 

Other hosts opt to have a long-term guest agree to mid-rental housekeeping (for a set fee and scheduled) where linens are changed, bathrooms are cleaned and paper products are provided.  Because the setup of AirBnB and other OTA platforms do not have a way to divulge the additional fee requirements for midterm cleanings and product costs, you will want to describe this in your advertisement or plan to have these expenses come out of the rental fee i.e., reduce your long-term discount pricing.

 

I provide 3 rolls of TP per bathroom per weekend stay or 6 rolls per week.  I no longer do rentals of more than 2 weeks, but when I did longer term bookings, I asked the guest to agree to at least one mid-rental cleaning, scheduled and paid for in advance.  This lessens the risk of stained sheets, ruined towels and mistreatment of the property in general.

 

Do 6 week stays in your location open you to the risk of long-term tenancy?  Are you requiring the guest to sign a separate rental agreement that protects you from a guest becoming a tenant?

@Adrian4240 My accommodation is a vacation rental where guests generally take care of themselves. In any case, I leave two rolls of paper towels per week and they buy the rest.

@Adrian4240 Our airbnb does not have access to laundry. So we always share where the laundromat is and provide a small bottle of detergent and since our laundropmat uses a cash card, we have one with say $5 to start them...   We always leave several rolls of TP and they can always call us if they need more BUT most of our long distance guest know they are responsible for most of the supplies.  We don't change sheets...but again, they can go to the laundromat.

Since I live in the same building, and I rent individual bedrooms as opposed to the whole unit, it is easier for me to check their needs on a daily basis. I usually leave two rolls in the bathroom ( in the past I used to leave more, but guests were taking them home as souvenirs), and for long stays I change their towels once a week and bed linen every other week if requested.

first of all you need to check whether local regulations allow you, based on the licences under which you started your business, to rent out your property for long periods (in my case, for example, I can rent to the same guest for a maximum of 28 days during the same calendar year), and to provide cleaning services during the stay (in my case, I can only provide the cleaning service once, before the guests arrive).


Once you’ve established that you can rent out on a long-term basis and provide additional cleaning services during guests’ stays, I’d advise you to make arrangements directly with your guests and perhaps opt for an extra clean one week after their arrival.


As for toilet paper, I provide a welcome kit (which also includes a roll of toilet paper) and a few extra rolls depending on how many days they’ll be staying and how many guests there are.


In conclusion, there’s no set formula, but you need to base your approach on the length of the stay and the number of guests. The only fundamental rule is to always be as clear as possible in the details of your listing, so that the guest knows exactly what to expect from your accommodation.

Hi Adrian, I only let my room out in my house for a few nights at a time.

But I know from other Airbnb's that the guest supplies their own toilet paper when the original lot runs out.

 

I would change sheets after two weeks if the guest is staying for a long time. 

 

The guest can stock up on their own supplies after the first week, I would think.

i have rented for 6 weeks, and I did not expect host to supply beyond a week.  We changed and washed sheets.
