How much would you refund for a broken sauna-which is one of 3 key amenities, sauna, hot tub and steam shower?

Hello everyone!
I have one question to ask in relation to items that can get broken!
what are the most commonly replaced items in Airbnb properties, I would like to stock up on some of these in order to always provide a good service 🙂
Any advice or stories would be much appreciated!
Have a nice day 🙂
Beds 😮💨
Linens, towels, robes.
1. Towels (Bath, Hand and Face clothes)
2. Cutlery (forks, knives, spoons)
3. Drinkware
4. Dishes
5. Sheets and Linens
6. Pots and Pans
Towels seem to be the item that I replace frequently -- stains from beauty products and oddly enough, grease and oil (I don't know what my guests are doing).
Making sure that there are enough spoons, knives, forks and glasses for my guests to serve at least two meals before everything is in the dishwasher. Cutlery seems to "walk" with some frequency.
Sheets, pillows and pillowcases are more of an annual replacement -- I have been fortunate enough to be able to treat these items before washing and setting stains.
Pots and Pans -- if you use pans that have a non-stick coating, guests will use cutlery on them and destroy the coating -- or they will use them on the grill. I check them annually.
I purchase mid-range products and brands that will be around for a few years. If I come across a bargain, for example a set of dishes, I will buy two full sets, reserving one set for replacements. It means that you will have to have a closet in either your STR or in your own home to store these things, but easier to replace a piece here and there than to have to replace a whole set.
I would say that kitchen utensils (glass, plates) also towels and blankets are the most common items that will need to be replaced.
Hi @Alex13035 😊,
Thank you for bringing up this topic in the community, it’s so interesting!
Did any of the answers below help you get a better idea about the replaced items?
If so, it's always a lovely gesture to mark it as the "Top Answer".
It's like a big virtual hug to the member who supported you but also to support other hosts who may have similar questions in the future. 😊

Hi Alex,
Common culprits include:
glassware
plates
mugs
towel
duvet covers
Which often face accidental drops or chips. Bedding and towels also see frequent use, so having backups ensures a fresh and welcoming environment for every guest.
Kitchen utensils and smaller items like remote controls or light bulbs are easily misplaced or damaged, so keeping extras on hand is always a smart move.
Having a spare meant I could swap it out immediately, leaving them impressed with how quickly the issue was resolved. Moments like these highlight the importance of preparation and the positive impact it has on guest satisfaction.
I hope this helps.
All the best,
Upfish Management
Hello @Alex13035 . What a great topic for discussion.
It's different for me than for all the other hosts. Good quality bedding has served me for a long time, blankets too, plates, glasses, cups break only occasionally. I also didn't replace kitchen utensils. My listings: 5 years, 4 years, 3 years, 1 year and 0.5 years. I definitely recommend that you have a spare set of apartment keys! I've lost a key twice already, and once the key broke in the lock. Small face towels are exposed to micellar fluid, which girls don't wash off their faces, they just wipe, then the towels lose their color. Also have a large supply of kitchen cloths. Guests use them for everything, oh my! Good luck.
Buona giornata 😊

Hi, most of the people who stay in my apartment are very careful and clean.
Sometimes it happens that someone can break a glass or a breakfast cup, but it is absolutely to be expected. I often change the towels, strictly white, which I really don't like if they have stains. The same goes for the pillowcases.
Have a nice day 😊
We leave dollar store Tupperware in a drawer and by the end of busy season they are all gone. Soap and toiletries are well used. Shot glasses tend to disappear. We use all dark towels to avoid most stains. Mining town.
