We hope you all are having a wonderful week. My name is Christy Schrader, and I’m the Director of Community Engagement at Airbnb. I’m also a proud Co-Host in beautiful San Francisco. I’d like to welcome you to our official Host Q&A for the 2024 Summer Release

 

On May 1, Airbnb CEO Brian Chesky announced upgrades that will help you simplify communication with your guests, get a better look at your earnings, reorder your photo tour and provide more information on who you’re hosting. Brian also announced better ways to travel together and the extraordinary new experience of Icons. 

 

We invite you to share your questions about these new features in this thread until Friday, May 10th. Our team will compile the top questions, and I will come back to you with answers by the end of the month.

Hi Cristy. My cancellation policy was changed to 30 days. The 60 day button is gone. I have never had a cancellation nor had to refuse a cancellation because of my policy. How can I keep the 60 day policy in effect. Thank you, Page

Hi @Page33 , I came across your comment and wanted to reach out for support in this regards. Have you also tried reaching out to the Customer Support team to receive further guidance on this one? If not, please keep me posted and I'll be sure to share your concern with the appropriate team if possible on my end.

Customer Service is not able to do anything. And it seems you have different cancellation policies available to everybody. I am in a Facebook group and everybody has posted their super strict policies and a lot of us have different parameters. Shouldn’t it be the same for everybody?

Hola... muchas gracias @Christy-schrade. 

Me han gustado mucho las nuevas funciones del centro de mensajería tanto como huésped como anfitriona y súper anfitriona embajadora.

Sin embargo con respecto al emblema dorado del favorito entre huéspedes, es muy inexacto saber qué parámetros y referentes exactamente tiene Airbnb para seleccionar los anuncios con este reconocimiento. Puedo encontrar anuncios similares, en ubicaciones similares y puede tener mejor calificación el que no tiene emblema dorado que el anuncio que sí lo tiene....al igual que anuncios con 5 evaluaciones y ya tienen emblema dorado...entonces hasta el momento, me parece poco objetivo ese reconocimiento para de verdad ser un referente de calidad para elegir un alojamiento como huésped . Igualmente desde mi perspectiva de anfitriona, no existen parámetros claros que pueda tener como meta para tratar de cumplirlos y lograr el emblema dorado. También como super anfitriona embajadora , no encuentro cómo explicar a mis nuevos anfitriones cómo pueden enfocarse para conseguir este emblema dorado, pues de nuevo, no hay parámetros tangibles para ésto, como por ejemplo los parámetros y metas para lograr ser super anfitriones , que pueden ser explicados con claridad. 

Entonces agradecería poder saber claramente cuáles son los parámetros tangibles para obtener esta categoría de favoritos entre huéspedes con emblema dorado.

I have really liked the new features of the messaging center both as a guest and as a host and super host ambassador.

However, regarding the golden favorite badge among guests, it is very inaccurate to know what parameters and references exactly Airbnb uses to select listings with this recognition. I can find similar listings, in similar locations, and the one without the golden badge may have a better rating than the one that does have it... as well as listings with 5 reviews already having a golden badge... so far, it seems to me that this recognition is not objective enough to truly be a quality benchmark for choosing accommodation as a guest. Also, from my perspective as a host, there are no clear parameters that I can aim to meet to try and earn the golden badge. Also, as a super host ambassador, I find it hard to explain to my new hosts how they can focus on achieving this golden badge, because again, there are no tangible parameters for this, unlike the parameters and goals for becoming super hosts, which can be clearly explained.

So I would appreciate being able to clearly know what the tangible parameters are to obtain this category of favourites among guests with a golden badge.

1. Why are the categories still so horribly set up? Why are waterfront properties located under "Farm Stays"?
2. Why is there no basic "Waterfront" category? You have Beach Front and Lake Front. People with ponds, creeks or rivers have no waterfront category. Not all water has a beach. And there are numerous bodies of water that aren't accurately described as "lakes".
3. When a guest is looking for a property in one location, why does a location in a completely different state or country 100 miles away/160 km away show up while a local listing doesn't even show up on the 15 page limit? Guests don't want places 100 miles away from their destination.
 
I've attached a screenshot to show how bad the search results are. Se below for comments about the screenshot.

I would like for Airbnb be more specific about how the algorithm allocates badges like Guest Favourite, top 5%, top 10% etc.  What we see in the search results does not make sense.
Airbnb said that 'generally' listings would need to have a 4.9*+ rating to be a Guest Favourite, but we see a large number that are lower than that, i.e. one quarter, or maybe even one third, of the ones that show up on the first pages when we do a search. We have recently seen listings with ratings as low as 4.71* with some pretty hit and miss reviews have the badge of Guest Favourite.

Now we see listings with top 5% that have lower ratings than some that are listed as top 10% or that don't have any of these badges at all. How is this possible?!

For both these schemes, Guest Favourite and Top 10/5/1, Airbnb mentioned host cancellations and guest reported quality issues. What does this mean?
Let's see some numbers, some timescales, some specifics. Does it take into account these factors from the creation of the listing, or does the slate get wiped clean at some point? Does it factor in guest reported issues where CS agreed that the host was actually in the right, and the guest was making it up? Does it take into account cancellations that were made under extenuating circumstances?

Recently a host told about their listing being suspended because they had received a 3* review, but the screenshot they posted of the message she received from Airbnb about the suspension also showed listed host cancellations from last year. When asked about these, they explained that those cancellations were due to a structural problem at the house and that they had spoken to CS at the time, cancelled under extenuating circumstances and was not fined. Yet now, the algorithm is holding those cancellations against them.
Is this going to be the case? Extinuating circumstances counts towards being suspended?
 
If Airbnb is going to rely so much on AI, then you need to fine tune it, listen to hosts and fix the glitches that can have a major impact on our livelihoods

Why did Airbnb remove the section "review needed"?
Why does the end of the review process STILL go to a landing page for referring new hosts, and not back to the inbox?

When will Airbnb fix the default setting of "one week any time" when searching for a place to stay?
 
When you go searching for a place you have to set exact dates for search. Oooor you can search for an area and the default search will be "one week" any time in that area. That exludes me from search results since I have 5 night max.
Or you can search for "weekend" any time. Then you have to have availability on a Friday through Sunday to be visible in search.

A lot of people search an area before they decide to go. They look at places in the area. If they like some they check availability as the next step. Before you could search an area and get all listings there. Now you get only listings that are available for a full week any time the next year or two... Leaves out a lot of places that you might want to visit for a couple of nights. And if you change to "weekend" you don't get the places that are available Mon-Wed or Tue-Fri.
 
Hosts have asked for this default setting to be removed since it was put in.
Why is it not fixed yet?
 
You claim this Summer Release was based on host feedback. When in reality it only repair SOME of the wrongdoings from the last releases.
 
Then you spend millions on icons... Why spend millions on something not needed when there's tons of problems to fix and correct to begin with?
I want my service fee to be spent on the platform. Not on fancy flashy blingbling when the platform is severly flawed.

When guests give reviews they are told a 4* is a "good" review. If a host receive a 4* they risk suspension because it's a bad review.

This kind of marketing and set of rules are illegal in most countries. When will this illegal practice be discontinued?

I feel your frustration, I’ve an ambassador and leader and hosting for 9 years with Airbnb, if a guest lies in their review, it doesn’t go against any review policy but my review points go down significantly, in order to go back up it needs a lot more than the 1 “5 stars” it took to go down, I got the same “risk of suspension” message, when reaching out to costumer service to explain my case, I was not able to speak with someone who’s native language was English in order to agree on the fundamental concept of “accuracy”, I had very high hopes to this new upgrades regarding the reviews system, thinking that it will be more fair, I don’t understand why is there an “overall” if there is a breakdown already, and why lying isn’t punishable, there are a lot of guests trying to scam the system to get free rentals. 
A combination of the new review system, fair rules for both guests and hosts and more supportive costumer service would make a huge difference (the guest is not always right) maybe if they pay a deposit like in other platforms they would take better care of our properties.
