I've had a look at your listing and yes there are definitely areas that you can improve upon to make your place stand out and shine! There is a lot going for it, it's just that you're not showing your potential guests what's on offer.
1) Listing description - good but pool information missing.
2) Photos - 6 photos is no where near enough and I'm afraid they all need to be taken again in landscape mode and during the day preferably with a bit of sun coming in. Looking at them, I feel your place is dark because the lights are on and I can't see any windows.
You mention a swimming pool - fabulous but where is the picture of this great amenity? It's listed a a shared pool but are there any restrictions to its use? Open al year round? Secured for families?
You only show photos of 2 bedrooms but there are in fact three bedrooms according to your description. No photos of the 2 bathrooms either. I would also straighten up the throw/runner that is on the beds because to me it looks rumpled, sorry.
3) Amentities - I am sure there are many more amenities that can be ticked here
4) Pricing - you need to put in a wishlist (guest mode) of the properties that you think you are in competition with to then compare your prices to them. Do this often as prices can fluctuate according to season and you can use their experience to price your listing. As a newbie, you should market yourself slightly lower obviously to get those all important first reviews. Airbnb have the option of offering 20 or 30% for the first three guests if you want to do this
5) Promotions - great idea to offer a weekly, monthly or other promotion. Last minute promotions are also good. Information on these by searching the Airbnb site
LOVE your use of the stars that you've used in Guest Access - looks really tidy, easy to read and straight to the point. You could use these bullet points in your description too.
Safety and Property - carbon monoxide and fire alarms are not reported. It may not be a legal requirement for your country but you can at least tick a box that says it's not required.
6) Tips - check out is at 11am and check-in is at 3pm. Unless you have a 1 day window ticked in between stays, does this allow you to thoroughly clean and prepare a 3 bed/2 bathroom unit?
Last but not least I come to the rather worrying first thing guests see for your reviews - that you have cancelled two reservations in the past. Don't know what to suggest here I'm afraid unless you can duplicate your listing which may lose these reviews but not sure if that's a possibility? Hopefully another host can help you on this one.
Well that's me saying "over and out" Brigit but I assure you that all the above are easily rectified and will make a big difference to the appeal of your listing. There is so much to learn when we first start out and I still tweak my listing regularly even after 3 years!
