Hi, we are new at Airbnb and have a question about Extra Guests. We can sleep 8 but know that due to the size of the chalet and the ski hill we often get requests for more than that. We were going to edit the site to include a fee extra guests over and above 6. Does that seem reasonable and if so, what is typically charged for extra guests?

@Terra112   Be very sure that you are willing to add extra guests -- the wear and tear can be considerable.  Also, no matter what you do, there are going to be those groups who want to cram as many people as they can into a house so that their portion of shared costs go down.

 

IMO, the charge for the extra guests would be a ratio of the nightly fee.  For example, if you are going to charge x dollars per night for 6 guests, and want to have a figure for 8 or more guests, divide your nightly rate by 6 -- the resulting number would be the nightly charge for guests 7 and 8 (or 9 and 10).  

 

$300/6 = 50, charge $50 or $60 per night per extra guest.

Please note the fee is for additional guests, but still to a maximum of 8 guests.

If you want to offer the accommodation to more then 8 guests, you need to increase the maximum

Also any discounts offered are not applied to the additional guest fees.

@Terra112  Up to you, but just because you can cram more people in and charge more doesn't mean it's a good idea. And if you are an off-site host, how are you planning to monitor what goes on there, i.e. people throwing parties?

I'm  thinking party place!  Be very careful  especially since as of today STR'S  are  banned due to Covid until at least Jan 26  2022.

@M199  This is that same host who had posted before whose profile says she's from Belleville, but her listing is in New York State. So I don't think the Ontario lockdown would apply.

Also make sure if you are going to charge extra/accommodate extra guests, that you actually, comfortably have the space for them. Ie: enough seats at the dinner table, utensils, linens, etc… can add up quick & might not actually be worth it.

initially, we hosted up to 8 guests and then limited it to 6. We couldn't even get all 8 of them to be present and concentrate on a few minutes' info and registration on arrival. One went to the bathroom, another one forgot something in a car, the third one was checking the kitchen,... the eighth one thought someone is still behind him so he didn't close the entrance door... they were like a flock of chickens 😄

Then, dealing with the bedding, laundry, and the kitchen after the group of 8 was simply too much, and not worth few more €
