I have no bookings beyond next week

I have not had any new bookings for about 2.5 weeks and my calendar is completely free from Tuesday.  I have 2 night minimum,  and am offering numerous discounts. Not sure what is going on,  I used to be booked out prior to the renovation.

I would suggest first look at the property insights.  Are you getting first page views in searches?  If you are then there is a reason your not getting conversions, price, photos, or maybe something like road work in the area?  You have to find the possible reason to know if you can or can't fix it.

I have a strict rule on no socialising in house after 10pm as the neighbors complain could that be it?

No it  is a tool Airbnb supplies, no soliciting promise lol.

Under your menu  button on your Airbnb Dashboard

Choose Insights

Choose Conversions

Choose Views

Airbnb will tell you how many times a listing got 1st page, how many times a Guest actually viewed your listing and how many times a view converted to a reservation.

Are you appearing often enough?

Are you appearing but not being actually viewed?

Are you being view a lot but a view is creating a no instead of a yes with a paying guest?

Three different problems so three different answers.  You don't know your right answer until you have the right question.

Then your pictures are attracting good attention,  Review your pricing compared to your competitors.  Review your attributes compared to your competition.  Do you have a benefit like pets    or kids  they don't?  You mentioned a No Soliciting Rule but is the way you are presenting that giving potential guests the wrong impression?  If you put that in House Rules and if  it is a problem for you, you can reenforce during the conversation and upon check in.  If that   is a focal point on your first page it might be discouraging guests because they are worried being solicited during their stay.  I am not located in a scenic town of Arizona so I usually have longer business travelers.  Knowing who my audience is, I don't automatically say no but I will ask intent if someone wants to book a weekend in Buckeye Haha.  Look at your presentation as the guest if you didn't know you or   your place would you be able to see why it is a good deal or are you presenting your  negatives primary and creating a problem not the solution,

I switched to smart pricing which discounted my rates heavily and managed to get a 9 night booking end of April. And June long weekend

Have you checked supply and demand in your area for your sort of listing...many markets are oversaturated. @Dorota62
