Hi
I need some assistance I have tried Airbnb customer services but have had not much from them.
I have been with Airbnb since 2015, and have got superhost numerous times, I recently got again. When that happens I usually got quite a flurry of bookings / enquiries. There has been a really lack of bookings, I can see any trends to provide me with an information. I’ve lowered my prices, all info is up to date. Is the market down in london? I don’t use any other platforms on Airbnb.
can anyone advise?
Hey @Mary612
Thanks for sharing your experience, and also sorry to hear about the dip in bookings! Just wanted to add, although I'm a new host, I've had a really similar experience right as the AI software was introduced. I'd had a flurry of bookings up until that day, and haven't had any bookings since then - my viewings have also dropped. I'm concerned! Have you considered whether your drop is correlated to the new software? Just curious. Hope things pick back up for you, and all my best!!
Hi @Emma3602
thanks for your response
I think you are right it does seem since all these updates / new software have been done, I have had less and less bookings. I try to speak with Airbnb customer services but didn't get any answers. I don't know what to do and not feeling very supported considering I'm a so called 'super host' not sure if we are valued so much anymore.
You'd think that if there are other hosts experiencing the same and a sudden lack of bookings / interest especially if there are super hosts, you'd think Airbnb would look into it, after all we're suppose to get priority especially when you renew the super host status again. Mine seems to come to a holt. there has been too many changes and like for example it's not mandatory for a guest to have a profile photo anymore? I choose to insist on a profile photo has caused me to have a lack of bookings?
I only have my rooms in my home on Airbnb but now thinking I might have to use other platforms.
I meat to say I can't see any trends to provide me with an information.
Hi again @Mary612 , I can only say that I'm in a similar situation and really sympathize! Have been using the "insights" tool to track the change in my views, my one data tracking tip. Anyway, commiserating with you--- and let us know if you get anywhere with customer support!
thanks @Emma3602 , customer services is what it use to be like they used to be really good
hope things pick up for you too!
I think it helps to remember that Airbnb is simply a marketing channel for your STR business @Mary6026
They aren't going to look into supply and demand for each location.
It's oversaturated markets that are causing the problem in many locations.
I doubt asking for guest photos is causing an issue.
I ask for this and have had my busiest year on airbnb this year.
As you're probably aware London is an oversaturated market due to lots of new hosts entering the market coupled with falling demand because of the recession.
Airdna gives you data
the best way to increase bookings is to use other platforms and take direct bookings
thank you Helen for your response,
