No bookings Los Angeles December 2024

I’ve been on Airbnb for six years. Super host status. Recent reviews are excellent. Nobody is booking for December. I am so confused anyone else having this issue?

Hello @Stacie20 . Sorry to hear you’re having a hard time with booking your listing during the holiday season. I’m curious, what’s your minimum night count? Due to local ordinances, we’re under a 28 night minimum which has its pros and cons. We’ve had our place booked since we started in July 2023 and fortunately haven’t experienced much of a shoulder season yet.

One thing I feel that sets us apart is committing to a curated style that adds character supported with professional photography.

We also offer 5-10% discounts for stays of 12 weeks or more. We haven’t had to try this, but we also considered displaying the full price with fees included upfront as well so that guests pay what they see. It essentially means the host pays the fees (bake it into your nightly rate). 

You could also consider adding a link to a video tour. I recommend through Vimeo.

@Stacie20 Your place is so cute, and you have rave reviews. A drop in bookings doesn't have to have anything to do with your property. 

There are no guarantees in the travel and hospitality industry. It's all about supply and demand. Either people aren't coming to your area, or there's more supply than demand, or it's a combination of both. 

So the issue isn't your property, it's external to your property, and there's really nothing to be confused about. Maybe try the traveling nurse market or another market for longer term rentals.

I searched for Highland Park (which you mention as being close by), but I couldn't find your listing for 3 guests in the available 15 pages. I used flexible dates, which should favour you as you have availability in December. So if Highland Park is the area most of your guests will likely be searching for, it looks like you'll need to change something to be more visible.

You seem to have fee cancellation already. Instant book is also possibly a good idea for ranking higher. Unfortunately for us, the best thing to change is usually price.

You may need to spend some time looking at the listings that come up on page 1 and see what could be a reasonable nightly rate to get the December bookings going again. You can change it over and over, until you're happy with your ranking vs. the discount you need to give.
