I also need general advise on pricing and inclusions
@Mamta17 That first photo needs to excite/pull in a guest...but it comes off as rather dark. It would be nice to include a photo of that fabulous hot tub bubbling away, looking inviting with a towel draped on a chair nearby 🙂 That would excite me !
Pricing is dependent on so many factors such as:
~how convenient the property is to the beach or shopping or other attractions
~how pretty/appealing the listing is
~the list of amenities for the property
~privacy or romance or a well-appointed room with kitchenette are often popular
However, sometimes a lower price in the area is incentive enough to get bookings.
On the other hand, some may shy away from too low a price, thinking the area isn't pretty or safe..
It's sometimes hard to find that sweet spot so play a bit with pricing. Do check similar listings in your area and compare prices, description, photos, house rules, etc. to see where you stand in comparison 🙂
Best wishes~
Hi @Mamta17 to improve your success as an Airbnb host and increase your queries, here are some strategies you can adopt. I hope the following helps. 😊
1. Optimize Your Listing. High-quality, well-lit photos showcasing the best features of your space are crucial. Write a clear, detailed, and inviting description of your space. Highlight unique amenities or any special features. Make sure your listing title is catchy and informative.
2. Research Market Rates: Look at other Airbnb listings in your area to understand the going rates. Consider using Smart Pricing, which adjust prices based on demand, local events, and seasonality. Occasionally offering discounts or special rates can attract guests.
3. Guest Reviews. Politely ask guests to leave a review. High ratings and positive reviews can significantly boost your listing's visibility. Responding to reviews, both positive and negative, shows that you value guest feedback.
4. Flexible Policies. Offering flexible policies can be more attractive to potential guests. Be flexible if possible with check-in and check-out times.
5. Enhance Guest Experience. Little extras like a welcome basket or personalized notes can make a big difference. Ensure your space is immaculately clean and well-maintained.
