Pet Fee

In my house rules I have stated that I charge a $150 refundable pet deposit on a case by case basis. I now for the first time have a guest with a dog wanting to book my house for four months (I do 30 day minimum). I tried adding the pet fee in the additional fees section but realized that 1. I can only set it to $105 (why?) and 2. it doesn't make it refundable if at the end of the stay everything looks good and I want to issue the guest their refund. So how do I actually charge the refundable fee?

you can't do refundable pet deposits on Airbnb.
