Please review my ad…anyone…After listing for 4 years…ZERO bookings! Why?

I duplicated my ad a few days ago. I wicked the rates, I provided discounts, I have a unique and beautiful apartment beachfront…ZERO BOOKINGS in 4 years…why? Someone please review my ad…

 

The same ad and pics and rates is working well with VRBO….

I too have a place in Mexico that we rent on Airbnb.! 

 

Ours is in Oaxaca, Mexico. We have been listing our place for about a year, and have been sold out since we opened the doors. What people tell us  is that we really did a good job describing what Oaxaca and our place is all about...

 

I took a look a your listing.. the place looks great!  You should be sold out as well!

 

I would suggest making adjustments to your description.   Break things apart, and use a classic story telling format. 

 

What your place is all about.. 

Why is it is so unique.Perfect for a family of 4. 

Talk about the building - the view - the living space - bedrooms - baths 

Pools - steps from the beach - close to town (what town offers). 

TV AC and other things that make your place the place to stay..

It looks lovely.   However, what is confusing to me is whether there is a bed. 

In the photos, there is a bed, but when you look at the listing "Where you'll sleep" shows a sofa and then in the description it refers to a "Murphy bed" whatever that is, and says it is easy to put away. 

So it sounds like there isn't a bed.

Yes I saw that and it is wrong! I asked airbnb and they said it is the system and can't control it...the sofa is one of the pics in the middle of all the pics...I will work on it again and attempt to correct it

A wallbed is commonly called a Murphy bed in the US.

Yes…I describe the Murohy bed as such but that’s different from the sofa bed

@Deanna216 , I agree with @Heather289  in regards to where you’ll sleep. Most guest(s) looking to book will look at pictures first then read description. If the sofa bed is the picture showing as to where you’ll sleep, then I’d pass and move on to the next listing. I know what a Murphy bed is so maybe use the picture showing the Murphy bed down as your picture of where you’ll sleep. You also might want to show a picture of the sofa bed made up w/ bedding etc…

Anna, thank you! Yes I agree but that is the system doing that...my sofa bed is in the pics toward the middle of all the pics and I don't get why it taking priority over the real primary bed...I will take a look see what is happening and change it.

Hi @Deanna216 

Remember, if your listing does well on another platform (Vrbo) and your calendar is full...guests searching on Airbnb will never see your listing, as it is already booked on another site (calendars synced) and will not show as "available" in a guest search on Airbnb. If a guest doesn't see your listing available, they of course can't book it.

 

Most times, you can do well on one platform, but not on another...you can't have both. If you have a direct booking site, the same issue will occur if your calendars are synced (as most will be to prevent double bookings). 

 

 

Thank you for replying @Joan2709 . I only have a couple of weeks booked on VRBO and that's all for the entire year..it is not a question of open space to book. What else do you think?
