Renting a room with a covenant on my house

Hi, I would love some advice please.

We are looking to rent out part of our house as an airbnb. It will be a garage conversion, kitchen, shower room and bedroom. There will be a seperate access for guests but we will retain an internal (lockable) door so that we have direct access.

I do not need planning permission as it will be part of our house (I've checked and am applying for building regs anyway), but a neighbour has just told me that we have a covenant on the house which says we can't use the premises as a business. I have checked and he is right, it states "no building....shall at any time be used except as a private dwellinghouse."

What I want to know is does renting out an airbnb room/s count as a business?

Does anyone have any experience with this?

The only web searches I can find are about letting out the whole property or running a shop from the house which are not applicable here.

@Sue1984 given the set up you describe I think you fall under the 'rent a room' scheme so I think you can argue it is not a business. I suggest you look on gov.uk to learn more
