Hi, @Sherian1 ! I looked at your listing and Wow! It looks like such a comfortable place in a neat location. There were two things when I was looking at it that would have caused me to click on another property. Keep in mind this is subjective and not everyone shops Airbnbs the way I do.
First, the cover photo and first five photos were stunning, and if I had already decided to go to Pensicola what I would want to know is why I want to stay at your property in particular. Unless that's the view from your balcony, I would put those at the end of the photo list. (If it is the view from your deck, make sure people know that.) I would pick the best of the property photos that tell make potential guests want to click for more. While I don't put much stock in Airbnb viewing statistics-- precisely because my property is really interesting but doesn't fit everyone's needs or budget-- it might be worth taking a look to just see how many views it is getting.
The second thing I noticed is that the rooms are very stark. I personally like to go to places that have some personality or interest me in some way. A few years ago I booked a getaway in the desert at an off-grid home, because I loved the unique southwestern style of the architecture and decor. Last summer I paid extra for the little, log dairy barn in the middle of nowhere while I was driving across the plains, because I liked the cute little design details they showed in the photos.
My own rental is a log cabin, so we went with a "1920s cowboy meets the modern era" decor. The cabin was stuck in the 80s when we bought it. Besides adding antiques and artwork we ended up changing the light fixtures and remodeling both bathrooms to give them more personality. We sleep eight also, so we ended up adding a lot of family friendly features and market the rental as being fun and cozy. Just a few changes made the bathrooms go from boring to special.)
If you can imagine the guests who would want to stay in a property like yours and then imagine the experience they want to have and then create the decor that tells them about the experience they will have there, I think you'll have more marketable photographs. Paint some accent walls, add some rugs and artwork, add in a collapsible wagon for shopping or carrying beach supplies, etc. Are they young with kids? Is it the extended family on vacation? Is it a couple of single nurses who want to explore the town or lie on the beach in their off hours? You may have to pick one vision or maybe these disparate groups have some things in common. The key thing is to make it stand out from the rest.
