Nightly rate adjustment
Dear friends, I just started with hosting and also challenges started. Today's challenge is that person paid less then our fixed price is, and I don't know how is that possible. Next to discount is written: "nightly rate adjustment". Even if I fixed the min price. Please, advice. Thank you!

You don't have a listing under your listing so difficult to test if there is a discount applied to your listing.
If you go onto the reservation in question and click on the nightly rate adjustment for this reservation, it shows you the type of discount applied - it could be a 10% non refundable discount, a discount for a weeks stay but it is clearly stated on the guest's reservation what this adjustment relates to.
To check what discounts have been applied to your listing you need to go onto your calendar and check on the right hand side of the calendar what has been applied under the promotions section.

I’m now wondering the same?! WTH is a nightly adjustment rate? Looks like I’m getting paid less and I didn’t approve any discounts. Thanks

I'm wondering about this too. I just checked my listing and there's a discount for every night called nightly adjustment rate which I did not know about.. how do we dispute this?

Nightly rate option is a non refoundble option on cancellation policy. This can be added only by the user (only by you). https://www.airbnb.co.uk/help/article/2600?
How can all you don't remember how you set your cancellation policy?

It's quite easy to forget about the non-refundable discount. Airbnb is the only platform that doesn't clearly state that it's a non-refundable discount on reservation details page. Also, Airbnb manages the refundable rate differently than other platforms by only displaying for dates that are within 60 days from the arrival date.
I have submitted suggestions to Airbnb that when the non-refundable rate is selected that there is should be a non-refundable discount listed in the discount area that is automatically checked. I have also requested that non-refundable rates be displayed for all dates on a calendar. So far, these changes haven't been made, but maybe one day.....

If you see this "nightly rate adjustment" it means that there is a promotion in place. I have been on both of your listings and I can see that you offer a non refundable option with a 10% to guests.
If you no longer want to offer this discount then you should go onto your listings and change this promotion.
Go to the page where you have the Listing Editor on the left and the Photo Tour on your right.
==>Listing Editor
==>Scroll all the way down until you see Cancellation Policy
==>Push the button to the left on that 10% discount non refundable option
Any reservations that have benefited from this discount will continue to do so and only future bookings will no longer have this option.
To make sure this has worked, double check by using a private search that this has worked. You'll need to do this for both listings.

If the cancellation policy is configured to a non-refundable option, guests pay 10% less which represents the nightly right adjustment.
