Future hosting liability protection

We have had conflicting information on Airbnb insurance/protection.  Does air bnb provide insurance for personal liability or not? Our USAA insurance company said they will drop our homeowners and unbrella policy if we contininue our BNB. Please advise.

You need a company and coverage that specifically covers short term rentals. Find an insurance agent that can find insurance for you but keep in mind it will be expensive. Usaa can and will drop you if they are aware of short term rental aactivity and they have the right to do so because the minute you start short term rental you are considered a business and conducting busuness activity for which you need a business/comercial coverage or an AirBnB rider added to your homeowners policy at the very minimum. It took me a month of research and paying a 4 times the homeowners premium to find proper insurance. Keep in mind, if you are renting on AirBnb with homeowners policy, you better be ready to eat any damages to your home. If your guest causes a house fire, your homeowner's policy will deny any claims and you are on your own. I was also told that even if damages are not caused by AirBnB activity, they can use your hosting to denay any and all claims regarding property thats being hosted. People have no idea that they are breaching their insurance contracts and start throwing money away (if paid toward regular homeowners insurance) the minute they post their home on AirBnb. Consider Lloyds of London, and yes, they are all very expensive.

 

PS. Did you know that you are also supposed to pay sty tax (like a hotel tax) and a sales tax on everything colloected through airbnb including cleaning fees? Makes you question if it makes any sense doing it all right.
