Hey

If my guest booked (12 days ) and after he checked in by 2 days decide to check out ? Should I pay him the different price ?

@Bostonian0 . Technically, you don't have to decide. The guest should call or message AirBNB and AirBNB will calculate the finances based on your cancelation policy. The guest hasn't canceled until they cancel via the AirBNB app.
