Vermont tax/Verify guest

Hello Everyone!

I am new to Airbnb and since I cant talk to a "REAL LIVE" support specialist I am VERY GLAD this community is here!

I have a home that I am renting in Ludlow Vermont.  For the past 25 years I have used Homeaway and recently decided to switch.  Just felt like they'd lost their ability to give good customer service!   Anyway... These are my questions...

I've always paid my own Vermont taxes and it is amazing to me that this burden has been lifted!  Is there something I need to do?  I just cant believe that there is nothing at all I need to do!  Do I need to notify the tax office or anything?  And where do I see that they have actually charged the taxes to the guest?  Or are the taxes billed from my account?  Sorry for all the questions!  This is when it gets hard not being able to talk to someone.

The next question I have is "how do I know my guest has been verified?" I thought I would get a notification when someone wants to book and then I would see their verification and get to accept their request.  But so far guests are just booking and it is going through and I have not had the chance to screen?

Hi @Jeannie30, if you hover over your picture icon in the upper right hand corner and click on account settings you will see a list of choices on the right hand side. Click on Transaction History. This will show you each and every transaction, and if you click on Gross Earnings it will show you how much tax was collected by ABB for Occupancy Taxes. My understanding is that you will have a 1099 to file with your taxes. This is only our 2nd month Hosting so I know very little but try to be helpful when I can.
To know if your guest is verified by ABB you simply click on their Profile and it will have a green check mark stating Verified. But it sounds like you have Instant Booking enabled, which gives you Zero chance to vet them before booking. We use IB as only those who are Verified by ABB can instant book. But that doesn't necessarily keep out the Riff Raff. Many people don't enable IB because they want full control. I hope that helps a bit.

Here you go @Jeannie30. That should make it happen 😉

To turn Instant Book on or off:

1. Go to Your listings on airbnb.com and select a listing
2. Click Manage listing
3. Click Booking settings at the top of the page
4. To turn Instant Book on, select Guests who meet all your requirements can book without requesting approval. To turn Instant Book off, select All guests must send reservation requests.
