I need to go with my instincts in future.I had a guest enquire on a Sunday evening about staying for one night on the Monday.
Straight away he referred to a previous review where a guest had complained about cleanliness regarding my bedding.
i assured the one enquiring that I personally would wash all the bedding before he arrived & he booked.
But he hadn’t paid so of course it wasn’t confirmed.
i had to prompt him to pay which he eventually did.
He gave me a time he would be arriving which was way after my 3pm check in time but I agreed.
He didn’t arrive by that time but texted me not to apologise but to say he was at London Bridge & would be about an hour.
Two hours later he turns up.
I show him the room all appears well.
He says he needs to get up early so will I wake him up?!!!
Since I’m an early bird I agree.
Im really tired so I’m ready for bed.
About 10 minutes later I hear him calling me.
He does not mention the room but says he needs something from the shop.
I give him directions & he leaves.
A few minutes later he texts me to say the bedding was not cleaned & he wants a refund.
I call Airbnb they side with him because he has two black & white photos that show nothing & he is refunded.
