Help with pricing my rental

Hi, I’m am a first time host and would like to get help with pricing my rental. When I check rates in my area they are always lower than mine. I use the auto pricing feature and set my amount range from $500 to $5000. Help me to stay competitive, any suggestions?

In the Calendar, go to the Pricing tab (if you're using the mobile app you need to click the settings icon top right to see Pricing) and scroll down to here:

Click it to set the extra guest fee.

Hi @Monique1226 

I see you have a 30-day minimum stay - is that a rule in your area, or by choice? The highlight of your place is the games, which could be in line with shorter family breaks - a shorter minimum stay will make your place easier to book (if allowed). 

Your house sleeps a large group and you seem to charge the same rate regardless of the number of guests. This is nice and straightforward, but it may be what's bothering you about the competitiveness. Many homes that cater for large groups use per-guest pricing to also make it more affordable for smaller groups (especially in the off season). You can scroll all the way down the Calendar's Pricing tab and look at the option to set up an Extra-guest fee. Then study a few competitors near you to see how their prices change when you change the number of guests - it will help you decide on your own pricing structure. Hope it helps!

Hi, I couldn’t find how to get the pricing for extra guest that was mentioned. She said you can find it by scrolling down in the calendar but I didn’t see it. I’m set at smart pricing with a range from $300 to $5000, what would you suggest? Also, my home is listed for long term stays. Now I'm concerned after reading some of the articles on long term stays scams.
