Why is this place a guest favourite? 4.74 average

I manage my home (which is part time rented when we travel) through an agency.  I'm noticing they give more time and attention to another apartment in our building which is a "guest favourite". They as much as told me this yesterday. 

The thing is, we have a higher score than them (4.78) they're (4.74) and they recently had a spate of 3 star reviews because of sewage smells. My place doesn't get as many bookings because it's part time with fewer reviews so it gets hidden by the algorithm in a competitive tourist city.

The petty person inside me wants to know how they are still a guest favourite despite not having 4.9 average?

seems to me they'll lose that Guest Favorite badge soon enough, especially if they rack up the 3* reviews.
